Choosing the Right Level of Survey

 

Level 2: Home Survey

This is the most popular type of survey and the one that the majority of home buyers will require. The report is suitable for conventionally-built houses, flats or bungalows that are built from common building materials and are in reasonable overall condition.

A Level 2 Home Survey (previously known as the Homebuyer Report) is a visual inspection of all accessible elements of the building and its services. It provides an overview of the property’s condition and highlights significant problems or issues with easy to understand ‘traffic light’ ratings. The survey focuses on urgent or significant defects as well as areas requiring repair or further attention.

Issues are explained clearly and thoroughly using annotated photographs where necessary. All reports include an additional 30-minute post-report phone call to answer any further questions you might have about the property.

The Home Survey is a condition report but can also include a market valuation and insurance rebuild cost for an additional fee if required.

Level 3: Building Survey


A Building Survey (or Level 3 Home Survey) is the most comprehensive inspection of a property. It includes everything covered in the Level 2 inspection as well as commentary on specific client requirements or concerns for renovation or planned future alterations. This is mostly suited to dilapidated or historic properties, listed buildings, buildings constructed in an unusual way, or those that have had extensive alterations or extensions undertaken.

The survey examines all accessible parts of the property including specific areas of any particular concern you may have. It is a product which can be tailored to your needs and can include estimated costs for repairs where deemed practical and agreed.

Being the most detailed of survey types, it requires the most time to inspect and produce the report, which is reflected in our fees. Please contact us for a competitive quote. VAT is not applicable.
